Growth. The residential boutique Domus Residential Services will continue to grow, after multiplying the size of its company by three in the last 12 months.

Growth does not stop here. The residential boutique will open, in the coming months, offices in the Basque Country and Malaga. “Malaga and Costa del Sol is strategic. It is a market where we have done things in the past, but where we have not allocated resources for growth,” he says. These new offices are in addition to those already existing in Andalusia (Seville), Catalonia, Levante, the northern region and Madrid. The team has grown from less than 20 employees to more than 50, with a projected 70 by the end of the year.

In parallel, the company has opened its office in Portugal, with two very large asset management projects in the Algarve. In addition, in the coming weeks, they will be launching a new residential team.

By 2021, the company had increased the value of its trading portfolio by 70% to €990 million. Also, the volume transacted has grown by 110%, to a total of 325 million.

Domus RS was founded in 2013 and, in 2021, brought Hipoges into the shareholding, which boosted its expansion. Currently, it works with most of the servicers in the market and large developers such as Metrovacesa, Aedas Homes, Acciona Inmobiliaria, Vía Célere or Aelca. The company’s specialization includes the marketing of new and second-hand residential properties, as well as asset management. “We are a medium-sized company, with a clear customer orientation and good service,” Pérez-Curto adds.

Domus RS has recently been awarded a major project in Madrid, which will be the flagship product of the coming years in the city. Also, a large development in Seville, with 1,500 units being marketed and a pipeline of another 750 homes.

“Our business needs a lot of financial muscle because you are financing the customer. You assemble the sales team, make the sales and then get paid. If you don’t have muscle, it’s very complicated to do that. You start selling a year before you get a license,” concludes the CEO and founder of Domus RS.

“There has been no slowdown in the pace of home sales.”

In 2021, the number of sales and purchases reached 565,523 transactions, the best figure in the last 14 years. In 2022, despite economic and geopolitical uncertainty; the figures maintain a positive trend.

“What we have noticed is not that the pace of sales has slowed down, but that the decision period has increased. In our projects, spread throughout Spain, the sales rates are good or very good, and we have noticed that if before the decision was taken in 3 days, now it is taking 6-7 days. We have not noticed less interest, on the contrary, a lot of interest in new construction”, comments Jorge Pérez-Curto.

The Domus RS executive maintains a positive stance on the housing market: “The residential market in Spain is healthy: it is solvent, demand far exceeds supply, families and companies are not over-indebted and money has been lent wisely. In addition, the projects that have come to market have pre-sales”. As for prices, he considers that, “in the current moment of inflation, as long as there is no control of cost prices, prices will tend to rise“.
